Main criteria for obtaining a residence permit in Georgia for real estate owners
There are certain criteria established by law for obtaining a residence permit (GRP) in Georgia based on real estate ownership. Here are the main ones:

- From 2023 (current for 2024-2025): At least $100,000 as appraised by an independent appraiser registered in Georgia.
- Important: market value under a purchase agreement does not count - you need an official appraisal of the property.
The property must be:
- Registered in the applicant's name with the National Public Registry Agency;
- Not agricultural land (except in some cases);
- Not an interest in real estate - in most cases real estate title is required
Validity Period:
- Issued for 1 year;
- Can be renewed annually, subject to retention of ownership and meeting the value threshold;
- After 5 years of permanent residence, one can apply for a permanent residence permit,
- If the applicant's ownership of the property ceases, the applicant loses the right to a residence permit.
What documents are needed:
- International Passport;
- Extract from the Real Estate Register;
- Report of an independent appraiser accredited by the House of Justice;
- Photo (taken at the House of Justice when submitting the documents)
- Receipt for payment of the state duty (GEL 300 - standard registration in 30 days, accelerated registration is possible for an additional fee, paid at the House of Justice with a bank card).
